Community Guidelines

Building Requirements

  • Minimum 2,000 square feet habitable space (excluding basements)
  • All-brick, stone, wood, drivit, stucco, vinyl, or aluminum exterior finish only
  • Building Committee approval required for all exterior modifications
  • No manufactured modular or pre-constructed homes without Building Committee approval
  • Duplicate building plans must be provided to Building Committee for records

Architectural Standards

  • Building Committee approval required before construction or alterations
  • Plans must show conformity and harmony with existing neighborhood design
  • Materials must be consistent with community aesthetic standards
  • No concrete block, artificial stone/brick, or asphalt materials above grade
  • All construction must be completed within 12 months of lot purchase

Property Restrictions

  • Single family detached dwellings only — no multi-family occupancy
  • No trailers, tents, shacks, barns, or temporary structures permitted
  • No 'above ground' swimming pools allowed
  • No television/radio aerials, antennas, or satellite dishes on exterior
  • No signs permitted except realtor signs for home sales
IV

Vehicle & Storage

  • Garage required: minimum 2-car, maximum 4-car capacity
  • No trailers, buses, trucks, boats, campers, or junk vehicles visible
  • All non-standard vehicles must be stored entirely within garage
  • Driveways must be hard-surfaced from street to garage
  • Tool sheds allowed only during home construction (6-month maximum)

Friendly Reminder

Initial contact, neighbor-to-neighbor, to address the concern informally.

II.

Formal Notice

Written notification with a clear timeline for correction.

III.

Board Review

The board considers appropriate action at its next scheduled meeting.

Any resident has the right to appeal a violation notice or board decision. Appeals must be submitted in writing within 30 days of the original notice.
